- Listen closely to the customer to fully understand and qualify their requirement*
- Generate realistic estimated costs from the initial program
- Get those numbers back to the customer as fast as possible (usually within 24 hours)
- As the scope and plan becomes refined, obtain hard-bids from qualified subcontractors
- Use the most complete price (not always the lowest price) – to provide the best value to the customer

- Hire the “right” architect for the project
- Operate as the leader of the design team
- Coordinate mechanical, electrical, and plumbing (MEP) and structural design
- Personally submit the plans to the city, utilizing our relationships as a means of expediting the permit process.
*Qualify the Requirement – This means that every very part of the tenants’ program has been discussed and considered. The result is that the general contractor has an understanding of how much power, air conditioning, etc. will be required (and therefore know what it will cost).
